The April 2026 Halifax House Price Index was released earlier today – can we expect any stability?
The Halifax House Price Index (HPI) for April 2026 was published today – we’ve put together an overview of what it covers.
The latest data shows that UK house prices decreased in April by -0.1%, following a -0.5% fall in March. The average house price now sits at £299,313. With annual growth slowing to +0.4%, down from +0.8% in March.
Remaining consistent, the index shows Northern Ireland continuing to record the strongest property price growth of any nation or region in the UK, with average prices up +7.6% annually, and an average home now costing £224,851. Wales continues to see a slow property price growth, now +0.7% on an annual basis, taking the typical home value to £230,952.
Amanda Bryden, Head of Mortgages, Halifax noted that “Average house prices showed little movement in April, edging down by just -0.1% compared to March, with the typical property now costing £299,313. The pace of annual growth also eased to +0.4%. After a strong start to the year, recent global developments have added a greater degree of uncertainty to the outlook. In particular, higher energy prices have fed into inflation expectations, prompting markets to reassess the path for interest rates – a shift that has already pushed up borrowing costs for many buyers. This understandably leads to more caution among some households, with the cost-of-living once again front of mind and extra thought being given to planned property moves.“
Graham Stanbridge, Head of New Business, Optimus, commented that “We continue to see uncertainty in the market due to ongoing global pressures. There has been a slight increase in supply of property giving more choice for serious buyers. Average 2 year fixed mortgage rates have risen putting further pressure costs on borrowing, although the MPC hold at 3.75% in April has resulted in some positive movement on mortgage deals. The prevailing market sentiment is cautious, which is likely to remain over the coming months.”
