  1. What’s the difference between a Level 2 and Level 3 Survey? 

Level 2 (Home Buyer Report) 

  • Suitable for most conventional homes in reasonable condition. 
  • Provides a detailed visual inspection, damp checks and clear traffic light ratings. 
  • Highlights significant issues and offers maintenance advice. 

Level 3 (Building Survey) 

  • Most in-depth RICS inspection. 
  • Recommended for older, larger, altered or complex properties. 
  • Includes full structural review, detailed defect analysis and guidance on repairs and risks. 

 

  1. Do you offer a Level 1 Survey?

Level 1 Surveys do exist, but Optimus does not recommend or offer them for home purchase because they only cover very basic elements (e.g., boundary walls, shared areas) and lack essential detail for buyers. 

 

  1. Are your surveyors RICS qualified?

Yes. We work exclusively with RICS regulated surveyors, with a nationwide panel of over 500 experts. 

 

  1. Is a survey mandatory when buying a house?

No, it’s not a legal requirement, but it is strongly recommended to protect you from hidden issues and future costs. 

 

  1. Why do I need a survey when buying a house?

A survey helps you: 

  • Identify hidden defects (damp, roof issues, structural movement). 
  • Understand repair costs early (please note: surveyor cost estimations are an additional charge.) 
  • Negotiate based on findings. 
  • Move forward with confidence. 

 

  1. What’s the difference between a mortgage valuation and a survey? 

Mortgage valuation = For the lender. It checks if the property is worth the loan amount and is not a condition report. 

Survey = For you. It is a detailed inspection of condition, structure, risks and necessary repairs. 

 

  1. How much does a survey cost?

Costs vary depending on property size and survey level a Level 2 is approximately £400 – £800, and a Level 3 is approximately £600 – £1,500. 

 

  1. Will the survey check plumbing, electrics and heating? 

A RICS surveyor performs a visual review only. If concerns arise, they may recommend further investigation by specialists.  

 

  1. Will the survey check for pests or asbestos?

The survey may highlight visible signs of issues (e.g., woodworm, damp, suspected asbestos), but specialist reports are recommended for confirmation. 

 

  1. Does the survey include a valuation?

A Level 2 or Level 3 survey do not automatically include valuation. However, a valuation can be added to if requested. 

 

  1. How long does a survey take?

Our surveys are typically booked and completed within 7 – 10 working days, but in terms of how long the actual survey take usual timescales are: 

  • Level 2: 1.5–3 hours 
  • Level 3: Half a day or more 

 

  1. Can I attend the survey?

Most of our surveyors don’t allow additional attendees whilst they conduct the survey, however we can usually offer a phone call with the surveyor after the report has been returned to go over any questions you may have (availability varies by surveyor). 

 

  1. Can I renegotiate the price based on survey results?

Yes. Buyers often use survey findings to request repairs, renegotiate price, or withdraw if issues are too significant. 

 

  1. My lender wants a structural engineer’s report-do you offer this? 

Yes. Optimus can arrange specialist structural engineer reports through our extended panels. 

 

  1. Do I need a specialist if issues are found?

If the survey identifies concerns (e.g. damp, electrics, structural movement), your surveyor may advise specialist assessments for full clarity and accurate costs.
