How mortgage brokers can help home movers choose the right survey

When your clients are navigating the home buying process, one way you can support them is by helping them choose the right type of survey.  With only 15% of homebuyers instructing a home condition survey as part of their purchase in 2015*, this is a step that’s often overlooked or misunderstood. But it can make all the difference in ensuring their new home is a sound investment.

A home buyers survey isn’t just a box to tick within the conveyancing process; it’s an important step to uncover potential issues before contracts are exchanged. Whether it’s structural concerns, damp, or hidden defects, a survey can save your clients thousands of pounds in unexpected repairs and give them peace of mind.

But not all surveys are created equal. The right choice for your client will depend on their new property’s age, condition, and whether any major renovations have been done.

There are various surveys available for home buyers, but the most common choices are:

  1. RICS Home Survey Level 2 (HomeBuyer Report)

This is the most popular choice for modern homes in reasonable condition. It includes:

  • A visual inspection of the property
  • Identification of urgent defects
  • Advice on necessary repairs and an estimate of costs
  1. RICS Home Survey Level 3 (Building Survey)

Recommended for older, larger, or more complex properties, this is the most comprehensive survey. It includes:

  • A detailed analysis of the property’s structure and condition
  • Advice on defects, repairs, and maintenance
  • Information on potential future issues
  1. Valuation Report

This is a standalone valuation, often used for Help to Buy or shared ownership schemes. It doesn’t include condition details, so it’s best paired with a Level 2 or Level 3 survey to make sure you client has a full picture.

But how can you help?

As their chosen trusted advisor, you’re in a prime position to help your clients make informed decisions. You can:

  • Ask about the property: Is it old or new? Has it been extended or renovated? These details can help determine the survey they need.
  • Explain the benefits: Many buyers don’t realise how much a survey can reveal. A quick conversation can highlight the value.
  • Refer them to us: Our team can help guide your client to the right survey for their new property and support them every step of the way. All you need to do is refer them and we can do the rest.

By helping your client choose the right home buyer survey you’re helping them protect their investment, make smarter decisions, and strengthening your relationship whilst adding value to your service.
